Spacious modern home is packed with old-world charm

Characterful, comfortable and capacious… it’s rare to find all three attributes in a thatched home – but a Northamptonshire property which ticks all these boxes is currently for sale by online auction.

1 Knights Hill in Naseby, is being sold by unconditional online auction by SDL Auctions in partnership with Oscar James Estate Agents with a *guide price of £590,000+. The auction ends at noon on Thursday 28 November.

The modern five bedroomed detached property has been carefully designed to blend in with the older buildings in the surrounding area.

The result is a home which is particularly appealing to the 21st Century house-hunter, according to Jason Lee, national sales director at SDL Auctions.

He said: “Many of today’s property buyers love the look of period properties but don’t necessarily want low ceilings and small rooms. They like the idea of an old cottage but don’t want to compromise on the conveniences of modern life. It’s not often you find a property which strikes such a fantastic balance of character features and modern fittings but this amazing house does just that.”

The L-shaped property provides generous accommodation over 5,500 square feet, with several reception rooms offering versatile living space.

Approached via a block-paved centre pathway through a neat, low-maintenance foregarden, the property is entered via a thatched porch into a hallway, which has a storage area and cloakroom. To the left is a large kitchen/breakfast room with cottage-style units and range-style cooker, with a pantry and a utility room leading into the garden.

To the right of the hallway, at the front of the property, is a family room. Behind this is a large dining room with vaulted ceiling and feature stone fireplace. This leads into a living room with feature fireplace which in turn leads into a sunroom with double doors opening onto a sun-trapped outdoor decking area.

Upstairs the master bedroom has a walk-in wardrobe and an en suite four-piece bathroom. Bedroom two also has an en suite and there are two further bedrooms on the first floor, as well as a family bathroom and a second study.

The fifth bedroom can be found on the second floor and has built-in wardrobes at one end.

Jason said: “This is a vast room which offers a great amount of versatility. In the past it has been used as a cinema room, a games room and as an extra bedroom.”

The garden is largely lawned with a patio, a separate decked area, driveway and a double garage with rollover electric doors. Above the garage is additional living accommodation room which has latterly been used as a billiard room but offers further versatility.

Jason added: “This is a property which must be viewed to appreciate the space available. It’s a beautiful family home with bags of kerb appeal and extremely versatile accommodation for a family.

“The village location is also something which should appeal to families. It’s a thriving community with numerous activities and a highly regarded primary school which feeds into another well regarded secondary school in Guilsborough.”

Naseby’s amenities include a general store with delicatessen, two pubs – The Fitzgerald Arms and The Royal Oak – a tea room and a church. It is probably best known as the site of the Battle of Naseby in 1645, where the English Civil War was settled. Today you can visit the commemorative obelisk which forms part of a battlefield trail around the local area.

Further amenities can be found seven miles away in Market Harborough, which has a leisure centre, theatre, supermarkets including Waitrose and a range of boutique shopping, restaurants and bars. The larger town of Northampton is a half-hour drive away.

Transport links are good, too, with the A14 close by, providing swift access to the A1, M1 and M6. And there are several railway stations nearby, the closest being at Market Harborough, from where it’s just over an hour by train to London St Pancras International.
