Seaside properties large and small set to go under the hammer
If you harbour seaside property ambitions big or small, SDL Property Auctions has two lots on the Welsh coast with prices which are a drop in the ocean.
Within walking distance of Llandudno’s North Shore and West Shore beaches, a ground-floor flat and a nine bedroomed house are due to go under the hammer with SDL Property Auctions on Thursday 28th January.
Andy Thompson, head of auctions North West, said there has never been a better time to invest in a coastal property.
“Last year saw the rise of the staycation and it’s a trend that looks set to stay. More and more people have learned to appreciate the delights of holidays at home and in particular the British seaside, which makes both of these properties an excellent investment. They are ideal whether you want to live in the town yourself and have the beach on your doorstep, rent to year-round tenants or start your own holiday business.”
Requiring refurbishment and with an attractive *guide price of £37,000+, Flat 1, 1 Maelgwyn Road is a self-contained ground-floor flat with a kitchen, lounge, two bedrooms, a bathroom and a private rear yard.
Andy said: “This flat offers a number of possibilities. It would make an affordable seaside retreat for weekend visits, would be ideal to let to tenants working in the town or could become a lucrative holiday let for couples and small families. It’s on a quiet back street with other holiday lets and guest houses nearby and within easy walking distance of both the town centre and seafront, with all its attractions.”
Just a few streets away and at the other end of the size scale, although still with an affordable price tag, is 21 Trinity Avenue, with nine bedrooms and a guide price of £135,000+.
The attractive semi-detached Victorian property features extensive living accommodation, with an entrance hallway, living room, double bedroom, communal breakfast room and a big modern kitchen on the ground floor, five bedrooms and a bathroom on the first floor, and four further bedrooms and a WC on the top floor.
Andy said: “This property clearly lends itself perfectly as a guest house as it has the space and the location to make it work. Alternatively, it could become a House in Multiple Occupation, providing homes for people employed in the town. Both uses are subject to the necessary planning permissions, of course.”
Both properties are well located in the heart of Llandudno, within walking distance of the railway station and close to shops and amenities which include independent businesses, Victoria Shopping Centre and Llandudno Retail Park. Around half a mile away is Llandudno’s main promenade, which features a varied mix of restaurants, bars and other attractions, while several golf clubs and the Great Orme Country Park are nearby.
Flat 1, 1 Maelgwyn Road and 21 Trinity Avenue will go under the hammer in SDL Property Auctions’ first live-streamed National Property Auction of the year on Thursday 28th January with bidding available online, on the phone or by proxy.
