Seaside apartment is catch of the day!

If you’ve been trawling the property market for a seaside retreat, then Lytham St Annes has the ideal apartment.

Sitting directly on the seafront, Flat 2, Sandy Knoll, North Promenade is being sold by SDL Auctions at its AJ Bell Stadium auction on 5th June, with a guide price  of £130,000+.

And head of auctions north west Andy Thompson  is confident the property will appeal to a variety of buyers, particularly beach-lovers.

He said: “If you love the seaside, this property is a dream come true. Lytham St Annes may be known for its award-winning beach huts but with this apartment you won’t need one as it is about as close to the beach as you can get without getting your feet wet. It has stunning views over the seafront;  simply walk out of your front door, cross the road and you can have sand between your toes in no time.”

The two bedroomed ground floor leasehold apartment has a communal entrance and hallway, internal hallway, lounge, kitchen/dining room, two bedrooms and a bathroom. Outside there is a private garage and visitor parking.

Andy added: “It would make the ideal ‘lock up and leave’ seaside retreat for anyone who wants to spend more time at the coast. Equally, it would make a great home or buy-to-let property for a landlord as it has all the necessary amenities on the doorstep.”

Lytham St Annes is a much sought-after location, being just a few miles away from Blackpool but a much quieter setting.

It has everything you need for practical day-to-day living, with several high-end supermarkets nearby, including an M&S Simply Food within a five-minute walk, as well as two Booth’s stores and Sainsbury’s. There are numerous churches, as well as a health centre and library.

Flat 2 sits in the heart of the resort on the North Promenade, just a one-minute walk from the Peace and Happiness Garden, home to the famous Les Dawson statue, and close to the pier, cafés and The Island, an independent four-screen cinema.

Wildlife-watchers can spot coastal birds, rare plants and other wildlife on the Ribble Estuary, sand dunes and at Lytham St Annes Nature Reserve, while nearby Witch Wood offers woodland walks.

As expected for a holiday resort, leisure facilities are excellent, with several golf courses within a 10-minute drive, as well as a tennis club, two cricket clubs and more.

A varied programme of events is held in Lytham St Annes, including Lytham Beer, Cider & Gin Festival, Lytham 1940s Weekend, with historical re-enactments and antique stalls, and two music festivals; Lytham Festival in July and a new Children’s festival in June.

Andy added: “Lytham St Annes is a place with so much going for it, for holidaymakers and its permanent residents. It is extremely well served for amenities, leisure and countryside.”

The resort has excellent transport links, too, with three local railway stations running services to Blackpool and Preston, regular buses to Blackpool and good road links to the M55, which connects with the M6 and the wider motorway network.
