‘Rental ready’ properties could be earning their keep before the end of summer

Flats and houses across Leicestershire and beyond will be sold at the next Leicester property auction this month.

They are featured in the latest auction catalogue published by SDL Auctions Graham Penny, ahead of its auction at the King Power Stadium on Tuesday 23 July. Showcased in the catalogue is a total of 39 lots, 23 of which will be offered in the room plus a further 16 properties which are already open for bidding as they are being sold via online auction.

Dispelling the myth that auction properties always require modernisation, several well presented homes will be going under the hammer, allowing landlords to hit the ground running or private buyers to be settled in a new home before the end of August.

These include the first lot of the day, 63a Sparrow Hill, Loughborough, a large one bedroomed leasehold apartment in a converted period property. Spread out over three floors, the bright and airy flat retains many original features and is in good order throughout.

On the ground floor are a reception and utility room with plumbing for a washing machine and a large walk-in pantry/bike store. Stairs lead to the first-floor landing, which in turn leads to the second-floor lounge, breakfast kitchen, shower room and bedroom. The lounge has several period features, including an open grate fireplace, picture rail, cornicing and large bow window with window seat.

The flat is tucked away with a small shared courtyard and accessed via the Windmill Pub car park. It has a *guide price of £75,000+.

Carl Finch, senior valuer at SDL Auctions Graham Penny, said: “This beautiful apartment is a great way to start our next Leicester auction. It really is a stand-out property, with some attractive period features and lovely décor throughout.

“It’s well placed for Loughborough’s amenities, just a 10-minute walk from Queen’s Park and there are regular buses into Leicester, making this an excellent addition to a rental portfolio, with a potential annual income of £6,300 per year. The rental income could be increased if the living room was used as a second bedroom.”

Another ‘rental ready’ property is 7 Meadow View, London Road, Oadby, an end terrace with a guide price of £99,000. The one bedroomed property has recently been re-carpeted and would make an ideal first-time buy or rental property with the potential to realise £6,600 per year.

The low-maintenance property has gas central heating, uPVC double glazing, a modern bathroom and kitchen. It sits on the edge of the town centre within walking distance of Waitrose, plus other shops and restaurants.

Currently let and producing an annual income of £6,840, 17 Bailey View, Groby is yet another property which is well presented throughout.

The modern ground floor two bedroomed apartment, which is leasehold and has a guide price of £95,000+, is close to the heart of the village centre and offers open-plan living with a kitchen and lounge area, hallway, two bedrooms and a shower room. There are communal gardens and an allocated parking space plus additional visitor parking.

For investors or private buyers looking for a property with development potential, 3 Greenhill Rise, Hathern, Loughborough, fits the bill.

Sitting in a quiet location a few minutes’ walk from the local shop, school, doctors’ surgery and park, the semi-detached house currently has three bedrooms but, thanks to the large garden at the side and rear, has scope to be extended to create a four or five bedroomed property, subject to planning permission.

Carl Finch added: “There are many, many possibilities at this versatile property. Outline planning permission for a detached residence was recently refused but we feel there is still the possibility of gaining planning permission for a new proposed scheme. One option would be to build a double or even triple garage in the grounds, which have three separate vehicle access points.”

The property is freehold and has a guide price of £180,000+.
