Nottingham property auction to end the year with a bang

The hammer will fall for the final time this year at Nottingham Racecourse on Thursday 19th December when SDL Auctions Graham Penny sells a selection of properties in Nottinghamshire and beyond.

The most successful auctioneer in the East Midlands has published its seventh and final Nottingham auction catalogue of the year, featuring houses, flats and bungalows. It’s an opportunity to secure a property purchase before Christmas and take possession early in the new year as completion usually takes place 20 working days after the auction.

Bungalows are always popular with buyers and bidders and there are both well-presented properties and refurbishment projects available.

If you’re looking for a new year project, 209 Main Road in Westwood could be the ideal property for you. The spacious four bedroomed detached bungalow has double glazing and gas central heating but requires full renovation.

It features an entrance hall, lounge, open plan kitchen/dining area, conservatory/garden room, master bedroom, three further bedrooms and a bathroom, with gardens front and rear and a driveway.

Westwood is a sought-after village with good public transport links into Eastwood and Nottingham city centre. The bungalow has a *guide price of £128,000+.

For those who prefer to move straight into their new home, Wind Lodge, The Orchards, 21 Main Street in Huthwaite, is a well-presented two bedroomed bungalow with a guide price of £115,000+.

Tucked away at the end of a private road, the property has been finished to a high quality with attention to detail throughout with gas central heating and double glazing, an open plan living-diner with access to a balcony, kitchen with granite floor and work surfaces, two double bedrooms and four-piece bathroom suite.

Laura Wiles, valuer at SDL Auctions Graham Penny, said: “This property would be ideal for both owner-occupiers and investors. Because of the way auction works, you will get the keys in January and can move in immediately or start letting it straight away. For investors, this means you can hit the ground running, and we’d expect you to earn rent of around £750 per calendar month, based on similar properties in the area.”

Staying in the north of the county, 8 Derby Street in Mansfield, would make another excellent rental property, once refurbished.

The two bedroomed end-terraced property features an open-plan living area on the ground floor, with two bedrooms upstairs and a rear yard.

Laura said: “For an investor, this is a great opportunity to add value to a property and then rent it to tenants at around £500 per month. With a guide price of £35,000+, there’s the potential for excellent yield. However, it would also make a good project for a buyer looking to get on the property ladder and put their own stamp on their new home.”

A quiet corner of the popular Lady Bay area of West Bridgford is the location for a one bedroomed leasehold apartment in a period property conversion.

Flat 3, 18 Lady Bay Road in West Bridgford, which has gas central heating and double glazing, has its own entrance and features a reception hall, dining kitchen with skylight, white fitted units and oak flooring, a bedroom and a bathroom with three-piece suite.

The flat has a long lease with 995 years left, ground rent of just £1 per year and an annual service charge of £240 per year. Auctioneers expect it to achieve a monthly rent of around £750 and it has a guide price of £68,000+.

Laura said: “These are just a few of the properties going under the hammer in our final Nottingham auction of the year. We’re looking forward to seeing some familiar faces as well as new bidders, and finishing the year on a high note.”
