New life for old properties as commercial and development opportunities go under the hammer

Offices, a former community centre and mixed-use properties are all featured in the latest catalogue from SDL Auctions North West.

They are among a wide variety of commercial and development opportunities going under the hammer at the AJ Bell Stadium in Manchester on Wednesday 7 August and showcased in the catalogue, which features 36 residential and commercial lots being offered in the room and via online auction.

And the variety is just what you’d expect from a property auction, according to Andy Thompson, SDL Auctions North West’s head of auctions.

He said: “We have a former community centre, blocks of apartments, offices and mixed-use properties all going under the hammer in August. Whether you want to create a property project from scratch or hit the ground running by adding to a rental portfolio, our next auction is a great place to find just what you need.”

One of the stand-out properties due to be sold at the Manchester auction is 13 Priory Road, Stoke-on-Trent, a former community centre which offers a potential residential development opportunity.

With a *guide price of £55,000+, the semi-detached property sits on a corner plot in a residential location so, with the necessary planning permission, may be suitable for conversion or development. It has an entrance hall, open plan office/kitchen area, bathroom and storage cupboard on the ground floor, while upstairs there are three office rooms. There is double glazing and gas central heating throughout, gardens front and rear and off-road parking.

Another development opportunity can be found near Kirkby, where a 14,000 sq ft plot of land at 103 Bigdale Drive, Northwood has lapsed planning permission for a 45 bedroomed residential care home. Previous planning permissions have included 21 apartments and the site would also suit other development opportunities, subject to the necessary consents. The guide price is £68,000+.

For those looking for a commercial investment to rent to tenants or a new home for their own business, Executive House, 96A Wilderspool Causeway, Warrington, could fit the bill. The detached, single-storey office building, which has a guide price of £135,000+, occupies an excellent position between Warrington Town Centre and Stockton Heath with good transport links.

It requires some improvements but is generally in good order and extends to around 1,200 sq ft, with rooms separated by stud walling, making it easily reconfigured. There is parking for six-eight vehicles. The previous occupants – who left due to business expansion – were paying an annual rent of £21,000.

Among the mixed-use properties is 77 Bramhall Moor Lane, Hazel Grove, Stockport, a former convenience store with living accommodation above and a guide price of £180,000+.

Andy believes it would make an excellent investment property: “Within walking distance of Newby Road Industrial Estate and right opposite Stepping Hill Hospital’s maternity unit, this property is in a prime position for renting to local workers. And while the shop is in a great spot for passing trade, there is also the possibility of converting it to residential, subject to planning permission. It’s well worth booking a viewing to see this property’s potential.”
