‘Must-see’ half-timbered cottage is bursting with character

A half-timbered 18th-century cottage in an idyllic Worcestershire village has all the ingredients of a dream home – with city life on the doorstep.

Described by auctioneers as “a must-see property”, 1 Boxbush Cottage, Froggery Lane, Stoulton, is due to be sold by SDL Auctions Bigwood at Villa Park, Birmingham on Thursday 18 July with a *guide price of £125,000+.

The three-storey end-terraced property is freehold and Grade II listed, and has a host of character details including exposed brickwork and beams, solid wood floors and feature fireplaces.

Jim Demitriou, valuer at SDL Auctions Bigwood, said: “This cottage is a must-see for anyone who has an appreciation for character and period properties. It’s the perfect rural hideaway which needs a new caring owner to carry out a scheme of sympathetic works and bring it back to its former glory.”

The property, which has oil-fired heating, is entered via a stable door into an entrance hallway with solid wood flooring and an open space under the stairs.

The lounge has a feature brick fireplace with wooden mantel and wood-burning stove, exposed beams, solid oak floors and recessed wooden shelving.

A latched cottage door leads from the hallway to the breakfast kitchen, which has shaker-style cream-coloured cupboards. There is also a shower room with a modern white suite on the ground floor.

There are exposed beams adding character to the property throughout the upper two floors.

On the first floor, a landing with original floorboards leads to two bedrooms – one with a cast iron feature fireplace and built-in wardrobes – and a bathroom with raised bath with shower fitting. Stairs lead to the second floor, which has a large landing and office space with rooflight plus a third bedroom with low eaves, exposed brickwork and beams.

Outside, there is a classic cottage gardens at the front, with ornamental box hedging in keeping with the property’s name. A gravel pathway leads around the side of the property to the rear garden, which has side borders, a storage shed, shaped lawn and large gravel parking area accessed from the rear.

Boxbush Cottage is in the idyllic Stoulton, a small village between Worcester and Pershore, surrounded by open countryside.

Jim added: “This really is a real ‘get away from it all’ location but you are by no means isolated, with the historic city of Worcester just a 15-minute drive way and the new Worcestershire Parkway Station – which is due to be completed by the end of this year – being built less than two miles away from the property.”

For now, there are railway stations at Pershore and Worcester, running trains to Birmingham, London, Oxford and Bristol Temple Meads, among others. And the M5 motorway is just a five-minute drive away, providing straightforward access to Birmingham and the wider motorway network.

Local amenities include the Simply Fresh upmarket grocery store at nearby Drakes Broughton, offering locally sourced produce, a post office and café. Larger supermarkets can be found within a 10-minute drive at Pershore and Worcester, and there are numerous schools in the area.

Worcester has all the amenities you’d expect from a city, including the popular Crowngate Shopping Centre, which has department stores, three restaurants and a theatre. Being so close to Shakespeare country, the arts feature highly in the area, with several theatres in Worcester and surrounding areas.

Boxbush Cottage will be going under the hammer with a guide price of £125,000+ at SDL Auctions Bigwood’s next auction at Villa Park on Thursday 18 July.
