Homes of all shapes and sizes to be sold at first Leicester auction of 2019
A variety of homes will be going under the hammer at SDL Auctions Graham Penny’s first Leicester auction of the year on Tuesday 12 February at the King Power Stadium.
The bumper three day East Midlands auction catalogue features 184 lots giving investors and homebuyers a huge choice of properties, not only from Leicestershire but also as far afield as Scotland.
The first lot of the day will be 19 Calder Road, Beaumont Lees, a spacious two-bedroomed end townhouse in a small cul de sac within walking distance of Beaumont Leys shopping centre. It has scope for extension, subject to planning consent, and would make an ideal rental property, with an estimated income of £595 per month. The *guide price is £75,000+.
In nearby Groby, a three-bedroomed detached bungalow at 8 Martinshaw Lane will be sold with a guide price of £185,000+. The property sits on a large plot approximately 18 metres wide, with ample space either side of the property and an oversized detached garage. The size of the plot means there is huge scope for extension or redevelopment, subject to planning permission.
Another property with scope for development is 19 Barbara Road, Rowley Fields, Leicester, a large detached house arranged as a ground floor two-bedroomed flat and one-bedroomed first-floor flat, currently let with a combined income of £12,600 per annum.
The property has planning permission to extend into the roof space to provide two further bedrooms, lending itself to conversion back to a family home with five bedrooms. It has a guide price of £240,000-£290,000.

Another property requiring modernisation is 59 Burleigh Avenue, Wigston, a three-bedroomed semi with a guide price of £120,000+. On the ground floor, it has a reception hallway, lounge, breakfast kitchen with under-stairs pantry, while upstairs are the three bedrooms and bathroom. Its size and location close to local amenities give it the potential to make a great family home.
There are many more properties listed in the 124-page catalogue, which covers the sale of 115 lots across three days of auctions in Leicester, Derby and Nottingham, as well as 69 properties being sold via online auction.
