Homes of all shapes and sizes to be sold at first Leicester auction of 2019

Martinshaw Lane

A variety of homes will be going under the hammer at SDL Auctions Graham Penny’s first Leicester auction of the year on Tuesday 12 February at the King Power Stadium.

The bumper three day East Midlands auction catalogue features 184 lots giving investors and homebuyers  a huge choice of properties, not only from  Leicestershire but also as far afield as Scotland.

The first lot of the day will be 19 Calder Road, Beaumont Lees, a spacious two-bedroomed end townhouse in a small cul de sac within walking distance of Beaumont Leys shopping centre. It has scope for extension, subject to planning consent, and would make an ideal rental property, with an estimated income of £595 per month. The *guide price is £75,000+.

In nearby Groby, a three-bedroomed detached bungalow at 8 Martinshaw Lane will be sold with a guide price of £185,000+. The property sits on a large plot approximately 18 metres wide, with ample space either side of the property and an oversized detached garage. The size of the plot means there is huge scope for extension or redevelopment, subject to planning permission.

Another property with scope for development is 19 Barbara Road, Rowley Fields, Leicester, a large detached house arranged as a ground floor two-bedroomed flat and one-bedroomed first-floor flat, currently let with a combined income of £12,600 per annum.

The property has planning permission to extend into the roof space to provide two further bedrooms, lending itself to conversion back to a family home with five bedrooms. It has a guide price of £240,000-£290,000.

Flat 14, Braids Court, 502 London Road, Leicester, is a spacious two-bedroomed apartment in a well maintained, purpose-built block in highly regarded Stoneygate, with a guide price of £100,000+. The property is well maintained and could be converted to a three-bedroomed apartment by splitting the lounge, which already has two windows. The estimated rental income for a three-bedroomed flat is £675 per month, and a garage in the block to the rear offers further income potential of around £50 per month.

Bidders looking for a renovation project have several properties to choose from, including a traditional semi-detached property in Oadby which has been damaged by fire. The three-bedroomed home, at 148 Glen Road, has good-sized rooms and scope to extend into the rear, south-facing garden, subject to planning permission. It has a guide price of £180,000+.

Another property requiring modernisation is 59 Burleigh Avenue, Wigston, a three-bedroomed semi with a guide price of £120,000+. On the ground floor, it has a reception hallway, lounge, breakfast kitchen with under-stairs pantry, while upstairs are the three bedrooms and bathroom. Its size and location close to local amenities give it the potential to make a great family home.

There are many more properties listed in the 124-page catalogue, which covers the sale of 115 lots across three days of auctions in Leicester, Derby and Nottingham, as well as 69 properties being sold via online auction.

Andrew Parker, managing director and auctioneer at SDL Auctions, said: “It will be great to be back in the auction room after a successful year in 2018. We have some interesting lots going under the hammer in Leicester, from parcels of land to houses and extensive redevelopment opportunities, and we’re looking forward to getting some great results for our vendors.

“Selling by auction makes sense for a variety of reasons, not least because it cuts out the potential problems of selling within a chain, which can make a property sale drag on for many months. When selling at auction, the contract is binding at the fall of the hammer – and the sale is completed usually within just four weeks.”
