Hat trick of period houses in SDL Auctions Graham Penny’s next Derby auction
A hat trick of “Houses” makes up a good proportion of the commercial offering at SDL Auctions Graham Penny’s next Derby auction at Pride Park Stadium on Thursday 31 May.
Nick Trow, commercial valuer for SDL Auctions Graham Penny said Red House, Southgate House and Peverel House are all evidence of the growing demand for commercial property in SDL Auctions national network of regular auctions.
“Commercial property is a solid staple of any balanced investment portfolio and increasing numbers of our auction bidders are being attracted to lots that offer them solid returns in the long term,” he said.
The commercial content of SDL Auctions Graham Penny’s Derby auction includes Red House, 109 Mansfield Road in Alfreton, a very substantial and attractive double fronted five bedroomed period property with a large coach house to the rear.
The freehold property is sent in well kept gated grounds offering a high degree of privacy on a site of just under half an acre.
The property, which currently stands empty, has been latterly used as a family centre and ancillary offices and has an internal area of 2,809 sq ft.
Nick Trow said that both the main house and coach house to the rear offer further opportunities for residential use and development, subject to planning permission.
“This lot represents an excellent opportunity for a discerning purchaser looking to acquire a superb freehold property offering excellent potential at a very attractive guide price which will surely appeal to home owner occupiers, developers and investors.”
It has a *guide price of £175,000+.
Another lot, also in Derbyshire, is Peverel House in Mill Lane in Codnor which is a former Victorian School building in the heart of Codnor village centre on a 0.24 acre site.
The former school, latterly used as an adult education centre, and according to Nick Trow is ripe for potential conversion for a variety of uses including residential, subject to planning permission.
It has a guide price of £85,000+
Further afield in South Yorkshire, Southgate House, 90 Southgate in Eckington is a very imposing walled period stone built property set back from the road and overlooking the historic Renshaw Hall Estate.
Nick Trow described it as an “excellent freehold investment opportunity” and said it offered potential for a single or a number of dwellings, subject to planning. It has a guide price of £275,000.
“We have a growing demand for commercial property among our regular buyers and investors and this is reflected in the strength of our catalogue for our next Derby auction,” he said.
