The special investor auction on Thursday 4th May at the Nottingham Belfry Hotel is part of the East Midlands Landlords Expo attended by thousands of property investors and landlords from across the region.

“Our annual Nottingham special investor auction always experiences a busy room with excited and competitive bidding driving up sale prices for our vendors. Our investor and landlords are active buyers, familiar with the auction process and ready to bid and buy under the hammer,” explains Andrew Parker, auctioneer and managing director.

SDL Auctions has already raised £30m in sales for its vendor clients across the UK including over £5.5m in Nottingham so far this year and the team is anticipating another great auction in May. Amongst the properties selling well in the last auction was a three bedroomed, three storey mid-terraced property at 16 Campbell Grove in Nottingham sold for £105,000 from a *guide price of £68,000+ and 15 Southfield Road in Nottingham, a traditional bay-fronted three bedroomed detached house requiring upgrading and modernisation, which had a guide price of £115,000+ and sold for £136,000.

All types of properties sell well in the auction room including those in need of repair, those with unique features and even tenanted properties. On the fall of the hammer the buyer has bought the property; they exchange contracts – offering no opportunity to renegotiate or change their mind – and completion usually takes place only three weeks later.

Andrew added: “More and more people are recognising that selling by auction can be the ideal solution for achieving the best price and a quick, transparent and decisive sale. All our sales are exchanged on the fall of the hammer and completion usually takes place only three weeks later.

“Anyone who has a residential or commercial property, development sites or building plots should call us and arrange a free no obligation auction appraisal where a member of our valuations team will come out and view the property, advise what price could be achieved, the likely timescales and costs involved.”
