Diverse range of lots from just £1+ at first North West property auction of the year

Featuring lots with guide prices as low as £1+, the first SDL Auctions North West catalogue of 2020 has been launched ahead of the auctioneer’s first of six visits to the AJ Bell Stadium in Manchester this year.

The 50-page catalogue is packed with a diverse collection of 38 lots, including houses, flats, commercial property and land, which are set to be sold in the auction on Thursday 27th February.

First to go under the hammer will be a ready-made investment property in Chester’s highly desirable Garden Quarter.

23 Louise Street in Chester, which has a *guide price of £100,000+, is a two bedroomed terraced house which is currently let on an assured shorthold tenancy at £7,800 per annum.

Andy Thompson, head of auctions North West at SDL Auctions North West, said: “This would be the perfect addition to a rental portfolio as the tenant is already in place so the landlord can hit the ground running.”

The property, which is in a popular part of the city, close to shops, leisure facilities and good transport links, has gas central heating and double glazing and features a kitchen and lounge on the ground floor, with two bedrooms and a bathroom upstairs. Outside there is a good-sized rear garden.

Another well-presented two bedroomed terrace can be found in Bolton.

2 Lords Fold, New Church Road in Heaton, which has a guide price of £98,000+, is a character property which would make the ideal starter home or rental property.

Andy said: “This attractive cottage is packed with period features such as wooden floors, exposed stonework, feature fireplaces and character windows. It has been fully renovated to a high standard, too, so is ready to move into straight away.”

Gas centrally-heated and double-glazed, the property features a lounge and kitchen on the ground floor, with access to the cellar, a bedroom and bathroom on the first floor and a second bedroom in the loft. Outside there is a small front garden and a patio to the rear.

Investors who relish the challenge of creating new homes should check out Abbey House, Greenfield Road in Greenfield, Treffynnon, a freehold building and land with planning permission for five apartments.

The property, which has a guide price of £55,000-£60,000, has full planning permission for four studio apartments and one apartment with two bedrooms. It is situated within the popular village of Greenfield, around 4.5 miles from Flint, 12.5 miles from Rhyl and a few minutes’ drive from the popular Talacre Beach.

Commercial properties will be going under the hammer, too, including a mixed-use former barbershop in Merseyside.

Suits You Sir, 227 Church Road in Birkenhead, is a well-maintained property, owned as a family business and home for the last 18 years, which is now being sold due to a change in circumstances.

With a guide price of £70,000+, the property sits among other established local businesses and comprises a barbershop, private living room and separate games room on the ground floor, a cellar featuring a good-sized kitchen diner and utility area, WC and storage, plus four bedrooms and a family bathroom arranged over the upper two floors. Outside is a rear yard.

There are lots for smaller budgets, too, including a lot of five lock-up storage pods in a purpose-built warehouse with a guide price of just £1+. Plots 102, 103, 115, 118 and 136, Blackburn Centurion Business Park, Davyfield Road in Blackburn comprise two pods extending to 25 square feet and three of 50 square feet. The warehouse has on-site facilities including car parking, canteen, office accommodation and CCTV.

Andy added: “These are just a few of the lots going under the hammer this month and we’re excited to be able to offer such a diverse selection of properties. Whether you want a home for yourself, a property to let to tenants, a building project or an investment, auction is a great place to find what you are looking for, and we can promise a fast, hassle-free transaction with no messy chains to hold up your plans.”
