Buyers take advantage of national opportunities in SDL Property Auction’s July sale

With properties from Shepherd’s Bush to the Nottinghamshire suburbs selling in SDL Property’s Auctions July auction, there were some fantastic results achieved for sellers from across the length and breadth of the UK.

In London, a particularly impressive result was secured with the sale of 16-18 Thornfield Road, a three storey doubled fronted property which is currently split into multiple dwellings. With a guide price of £1.25 million+ (plus fees), it attracted an exciting battle of bids on the day, eventually selling for £1.35 million.

It offers great potential for the buyer, either to let out in its existing format or transformed into one impressive home – it will be fascinating to see which route is taken. Sales like this are also a great reminder that auctions can be a lucrative method of sale for any property, regardless of its price or location.”

Other strong results came earlier on in the auction, including the opening lot. 27 Lichfield Road in Nottingham, a two-bedroom terrace in need of a scheme of modernisation and improvements. Sitting in a popular residential location, it was offered at a guide price of £59,000+ (plus fees), it attracted a flurry of bidders who had all spotted its investment potential, eventually selling for £120,500.

Across the county border in Derbyshire found 61 Westgreen Avenue, an attractive three bedroom detached property, which after a scheme of improvements and upgrading could become a beautiful family home. With potential extend (subject to planning consents being obtained) and its period charm, the property sold for £200,000, from its guide price of £120,000+ plus fees.

A different type of development opportunity came about later in the auction with the sale of the land adjacent to The Cottage in Oxfordshire. Extending to approximately 1.3 acres, this freehold parcel of land is thought to be suitable for a variety of uses, subject to the successful application for any appropriate planning consents. After being offered at a guide price of £55,000+ plus fees, it eventually sold for more than double this, at £132,000.

There were exciting bidding spectacles in our Timed Auctions in July too. 49 Thornycroft Road in Hinckley, was offered on behalf of Scrivins & Co at a guide price of £100,000+ plus fees. In need of full refurbishment, it offered exciting potential for one lucky buyer, with the property sitting in a popular residential location in full reach of a range of local amenities. After an afternoon of competitive online bidding, it eventually sold for £143,000.
