Art deco building offers high-yield investment opportunity

A distinctive art deco building in Liverpool offers a high-yield commercial investment opportunity when it goes under the hammer in SDL Auctions’ National Property Auction this month.

69 Ormskirk Road in Aintree comprises three self-contained units, all of which are let and producing a combined annual rental income of £79,916.

The largest unit, with a floor area of 13,045 square feet is currently let at £14,064 per year to Gable Scaffolding for light industrial and ancillary office usage.

A showroom with trade counter and office, with a combined floor area of 6,193 square feet is let to Omega Plastics at £54,152 per annum. Both of these leases expire in  January 2021.

The third unit is a top-floor flat, with a floor area of 1,439 square feet and occupied by Meridian Massage on an open-ended lease with a three-month notice period and a rent review every two years. The tenant currently pays £11,700 per year and has expressed a desire to remain.

Head of auctions north west Andy Thompson said: “This is an excellent freehold investment opportunity in a great commercial area with some really high-profile neighbours. It’s a great-looking building which has the potential to be a really high-yield investment, with scope to increase the annual rental income to around £100,000. We expect it to attract the attention of owner-occupiers, investors and developers.”

The property, which is offered in partnership with Aubrey Lee, is located in a well-established and popular industrial location close on the A59 and facing Aintree Shopping Park, with neighbours including Wickes, Howdens, Wren Kitchens and B&Q. It is well located for the M57 and M58 motorways and just a 20-minute drive from Liverpool city centre.

69 Ormskirk Road in Aintree, which has a *guide price of £600,000+, is due to be sold by SDL Auctions, the UK’s most successful live-streamed auctioneer, on Thursday 26th November. The auction will be  live-streamed from its head office auctions studio and potential buyers can bid on the internet, by proxy or by speaking to a member of the team on the phone.
