A new home could be yours by Christmas
The launch of SDL Auctions Graham Penny’s latest catalogue signals that it will soon be time for another property auction in Nottingham.
Featuring 29 lots, including houses, flats, commercial properties and development opportunities, the catalogue is published ahead of the sixth Nottingham auction of the year at Nottingham Racecourse on Thursday 21 November.
It’s an opportunity for landlords, developers and private buyers to take ownership of a new property before Christmas, as contracts are exchanged at the fall of the hammer and, in most cases, completion takes place 20 working days later.
And there are plenty of properties ready to let or move into straight away, meaning landlords can hit the ground running and private buyers could be in their new home before the festive season.
25 Gedling Road in Arnold, has recently undergone a scheme of renovation and is now smart and ready to welcome a new occupier. With a *guide price of £105,000+, the three-storey three bedroomed end-terrace has combination gas central heating, uPVC sealed unit double glazing and well-proportioned rooms, including two reception rooms and a kitchen on the ground floor, two bedrooms and a bathroom on the first floor and a third bedroom on the top floor. In addition, there is a two-roomed cellar for storage and a lawned garden at the rear.
The property is within walking distance of Arnold’s amenities which is just one reason Laura expects it to be popular with bidders: “As well as its desirable location, it is ideal for both buy-to-let landlords and those looking for a first home, as it’s ready to move into right away – and because auction is so fast, you could be settled in this home by Christmas.”
Another good-sized three bedroomed family home can be found in 2 Greenhills Avenue in Eastwood, a detached property with a guide price of £144,000+.
It has an entrance porch, hallway, lounge, kitchen, three bedrooms and a refitted family bathroom. Outside there is parking for at least two cars and gated side access leading to a low-maintenance enclosed rear garden. It is close to Eastwood town centre and has easy access to the M1 motorway.
Wollaton is always a popular area so auctioneers are expecting keen bidding for 8 Spean Court in Wollaton Road, which is conveniently located for Wollaton Park, QMC and the University of Nottingham and has a guide price of £160,000+.
This well-proportioned townhouse offers deceptively spacious accommodation with hallway, downstairs cloakroom, two reception rooms, fitted kitchen, three bedrooms, family bathroom and a shower room. It has enclosed gardens at the rear and a garage adjacent to the property.
Recently let for £475 per calendar month but now vacant and ready for a new tenant or owner-occupier is 4 Ashfield Road in Huthwaite, a three bedroomed end-terrace with a guide price of £65,000+. It has full double glazing and gas central heating, and features a lounge, dining room and fitted modern kitchen on the ground floor, with two bedrooms and a shower room on the first floor and a third bedroom in the attic.
And a two bedroomed first-floor apartment in Arnold is another smartly presented property awaiting a new owner or tenant. 6 Wainfleet Court, Calverton Road, has a guide price of £82,000+ and features an open-plan living area with lounge-diner and kitchen, as well as two double bedrooms and a bathroom. Outside is a communal lawn and an allocated parking space.
The new owner of 20 Hallam Fields Road in Ilkeston, can start earning an income from their investment straight away as the three bedroomed mid-terraced house is currently let at £400 per calendar month, with the potential for a rent increase.
The property, which has a guide price of £68,000+, has gas central heating and uPVC double glazing. On the ground floor there are two reception rooms, a kitchen, lobby and bathroom, with three bedrooms upstairs, making it an ideal family home with easy access to the M1 and A52.
Laura added: “It’s a popular misconception that auction properties are always refurbishment projects but while it is true we do have some properties of that type going under the hammer this month, there are plenty which are well presented and ready to move into as well. It’s a great way to buy a property because there will be no waiting around and you will get the keys in the week before Christmas.”
