17 new homes planned for Leicestershire village in former shoe factory

A former shoe factory in a Leicestershire village will take a step towards a new future when it is sold by SDL Auctions later this month.

Providing the opportunity to create 17 new houses and apartments, Barrack House, The Barracks in Barwell will go under the hammer on Wednesday 30th September with a *guide price of £385,000+. Once completed, auctioneers believe the site will have a value of around £2.2 million.

The former shoe factory sits on a site of almost half an acre close to the centre of Barwell, which was once a national leader in the footwear industry.

Full planning permission was granted in May 2019 to convert the existing factory unit into four apartments with four new-build town houses and nine new-build apartments in the grounds. Each property will have two bedrooms and the site will include 26 parking spaces, landscaped amenity land and a cycle store.

Leicester valuer Carl Finch said: “This is a fabulous opportunity to shape the landscape of Barwell and provide much-needed new homes, while potentially seeing a great return on your investment. The site is in a convenient location, close to a great range of amenities including bars, restaurants, shops, schools and parks, meaning it is likely to be popular with both buyers and tenants.”

The Barracks is a quiet side street in a residential area and the property backs onto the medical centre. It is close to the village centre, with its range of shops and businesses, but just a few streets away from open countryside.

Transport links are excellent, with easy access to Hinckley, Leicester, Coventry and Birmingham, as well as East Midlands and Birmingham airports.

Barrack House is due to be sold by SDL Auctions in its national property auction on Wednesday 30th September with bidding by telephone, over the internet or by proxy. SDL Auctions is the UK’s **most successful live-streamed auctioneer, having sold more than 900 lots and raised £100 million for sellers since the start of 2020.
